AI Search for Real Estate: Showing Up in AI Overviews, ChatGPT and Perplexity

What actually determines whether AI search tools mention your properties or firm: indexing and crawler access, consistent business facts, citeable pages, reviews and how to measure it.

By Michael BerardiUpdated 5 min read

Owners, tenants and buyers increasingly ask AI tools for recommendations: "best property management companies in Jersey City," "who leases office space in SoHo," "how much do property managers charge in New Jersey." The answers name a few firms and link to a few sources. Being one of them is becoming part of being findable.

There is a lot of noise about optimizing for AI search. Most of what works is familiar: accurate information, crawlable pages, strong local signals and content worth citing. This guide separates what the platforms actually say from what is speculation, and sets out the steps we take for real estate clients.

It is written for marketing leads and owners at brokerages, property managers, multifamily operators and commercial firms who want a clear view of what matters and what can be ignored. The platforms change quickly, so we link to their own documentation for every rule we describe.

Key takeaways

  • Google says AI Overviews and AI Mode have no special requirements beyond being indexed and snippet-eligible.
  • Check robots.txt: OpenAI's OAI-SearchBot and PerplexityBot must be allowed for their search products to show you.
  • Keep your firm's name, address, services and properties identical everywhere they appear online.
  • Publish specific, dated, attributable facts that an AI answer can cite with confidence.
  • Measure AI referrals in analytics and watch branded search; clicks from AI tools are smaller but high intent.

What Google says about AI Overviews and AI Mode

Google's documentation on AI features is direct. To be eligible as a supporting link in AI Overviews or AI Mode, a page must be indexed and eligible to be shown in Google Search with a snippet. There are no additional technical requirements, and Google says specific optimization isn't required; its existing SEO guidance applies.

That is useful clarity. The foundations of good SEO, such as indexable pages, helpful content and accurate business details, are the same foundations AI features draw on. Google also notes that traffic from AI features is included in Search Console's overall performance reporting, rather than broken out separately.

Crawler access for ChatGPT and Perplexity

Other AI search products use their own crawlers, and your robots.txt file decides whether they can read your site. OpenAI documents two separate agents: OAI-SearchBot, which is used to surface websites in ChatGPT's search features, and GPTBot, which relates to training its models. Each setting is independent, so a site can allow OAI-SearchBot to appear in search while disallowing GPTBot. Perplexity documents PerplexityBot as the crawler used to surface and link websites in its search results.

Check your robots.txt and firewall

Many real estate sites block AI crawlers without anyone deciding to. A security plugin, a hosting firewall or a template robots.txt may disallow them. Open yoursite.com/robots.txt and look for rules naming these agents, then ask your host or CDN whether bot protection is blocking them.

Decide deliberately. Most firms that want to be recommended by AI tools should allow the search crawlers. Whether to allow training crawlers is a separate business decision; blocking them doesn't affect appearing in those companies' search features according to their own documentation.

Entity consistency

AI answers about local businesses lean heavily on structured, consistent information: your Google Business Profile, your website, directories, association listings and review sites. When those sources disagree on your name, address, phone number, service areas or what you do, systems are less confident about you.

  • Use exactly the same business name everywhere, without keywords stuffed into it.
  • Keep address, phone and hours identical across your site, Google Business Profile and major directories.
  • Describe your services and service areas in plain language on your own site, one page per service and area.
  • Add Organization structured data with your logo, contact details and profiles, consistent with the page.
  • Make sure leadership names and roles are stated on an About page, so people and firm connect.

Write things an AI answer can cite

AI answers tend to cite pages that state specific, verifiable facts clearly. Vague marketing copy gives them nothing to quote. Pages that do well answer a question directly near the top, give specifics such as fees, sizes, dates, rules and processes, show when they were last updated and who wrote them, and link to primary sources for anything regulatory.

For real estate firms, the most citeable pages are usually fee explanations, local regulation guides, building specification pages and market notes. A clear page explaining how your management fees work, or what a local rental registration rule requires, is exactly the kind of source an answer about those topics will link to. Google's guidance on helpful, reliable, people-first content describes the same qualities.

Pages that answer the questions clients ask

AI tools answer questions, so the pages most likely to be cited are ones built around real questions. Collect the questions owners, tenants and buyers ask your team in calls and emails, and make sure each important one has a clear answer on your site: what management costs and what it includes, how long a lease-up usually takes in your market, what a local registration or inspection rule requires, what a building's floor plates and loading are.

Put the answer near the top of the page in a sentence or two, then give the detail. Use headings that match how people phrase the question. This is the same structure that earns featured snippets in regular search, and it gives an AI answer something precise to quote and link.

Local signals still decide local answers

For "best property manager in [city]" or "apartments near [campus]" questions, AI answers draw heavily on local business data. Google's own local results depend mainly on relevance, distance and prominence, and a complete, accurate Google Business Profile with steady reviews supports all three.

Other AI tools rely on a mix of web sources, maps data and directories. The practical implication is the same everywhere: complete profiles, consistent details, genuine reviews and a website that clearly states where you work and what you do. Firms that neglect those basics are unlikely to be named, however much content they publish.

Reviews and reputation

When people ask AI tools for the best firm in a place, the answers often reflect reviews and reputation signals across the web. A steady flow of genuine reviews on Google and relevant industry platforms, with thoughtful responses, supports both local search and AI recommendations.

Stay within the rules: no incentives for reviews, no selective solicitation, no fake reviews. The FTC's 2024 rule on consumer reviews makes several of those practices explicitly unlawful, and platforms remove reviews that break their policies.

Measuring AI search visibility

Measurement is still imperfect, so combine several signals rather than trusting one tool.

  1. Referral traffic

In analytics, look for sessions referred from chatgpt.com, perplexity.ai and similar domains, and record key events from them.

  2. Search Console

Google includes AI feature traffic in overall Search performance; watch impressions and clicks for the questions your pages answer.

  3. Branded search

Rising searches for your firm or building names can reflect recommendations people saw elsewhere.

  4. Manual checks

Each month, ask the main AI tools the questions your clients ask and note whether and how you appear.

  5. Ask new clients

Add AI tools as an option in "how did you hear about us" so the CRM records it.

What not to do

Avoid tactics sold as AI optimization that amount to spam: mass-produced pages targeting every question variant, hidden text meant for bots, or fake reviews and listings. Google's spam policies apply to AI features as they do to regular results, and other platforms are working on similar protections. They also undermine the trust that makes a firm worth recommending.

The durable approach is the one that has always worked in search: be the most accurate, specific and useful source about your properties, your services and your market. Our commercial real estate SEO and property management marketing programs include AI search checks as part of monthly reporting, and our real estate schema markup guide covers structured data.

Common questions

How do I get my real estate business into Google AI Overviews?

Google says pages need to be indexed and eligible to show with a snippet, with no additional requirements. Focus on accurate, helpful pages and a complete Google Business Profile.

Should I block GPTBot and other AI crawlers?

It depends on whether you want your content used for model training. OpenAI treats GPTBot separately from OAI-SearchBot, so you can block training while still allowing its search crawler.

Does structured data help with AI search?

It helps systems understand your business and pages, and it must match what the page shows. It is one signal among many, not a shortcut.

How can I tell if ChatGPT or Perplexity sends me traffic?

Check analytics for referrals from their domains and record key events from those sessions. Also ask new clients how they found you and include AI tools as an option.

Is AI search replacing Google for real estate?

Not replacing, but adding a layer. Google Search itself now includes AI Overviews and AI Mode, and many people use several tools. The same foundations serve all of them.
